If a doc has been lodged via PEXA it is now sitting with the respective state land registry and PEXA is unable to withdraw. Hello @lornafoley    In NSW, any pre-2004 title is still required for production You can still 'create' the Consent in PEXA however once lodgement verification takes place it will not move to 'successful' without a CAC or Production Number entered on the doc. Please send your titles to the LRS with the e-production form available on their website. The production is free, Once the prod is complete you will have to complete info-resupply your matter on the landtitles screen (this now costs $5.50).  I would recommend to delete the Consent doc before doing so once you recreate the prod receipt details will auto-populate from the land titles screen, Please reach out to our Support team if you require further information Kind Regards, @SallyKite ... Hello @WFBall7   If the settlement has taken place and you now have to lodge your stand-alone transfer you will be required to lodge via. PEXA. Please open a workspace as an Incoming Proprietor (Purchaser) as I assume you are as you hold title, if you are not you would open the workspace as a Proprietor on title (Vendor). You will need to mark YES for financial settlement as the workspace involves a transfer. The paper transfer you hold will not be able to be lodged if stand-alone and an ORG Waiver does not apply (circular available on ORG website to clarify) Once you nominate a settlement date and time and you open the workspace you must invite the other side into the matter (from the Participants screen). If the other side is the Vendor you must return the CT to them to create the Consent required along with signing the generated Transfer in PEXA. You must do this in order to lodge the Transfer with the LRS via PEXA. The CT must be in possession of the Vendor's practitioner as they need to prove they have the Right to Deal when creating the Consent document, this evidence is proven, by entering the CAC into PEXA, located on the CT. They then must retain this on file for 7 years and have this available if ever audited by the ORG. You will need to create and complete the transfer, lodgement instructions and ENOS in the workspace and fill in the particular party details associated with the documents/ transaction. You will need to ensure Stamp Duty has been paid and the OSR reference number (located on Notice of Assessment) is entered into the workspace to move your Transfer to prepared status. Please make sure before you sign and lodge anything both practitioners have completed a Client Authorisation Form (CAF) with their client as this must be retained on file for 7 years, along with the CT - please visit www.arnecc.gov.au to find this form.  You will also need to allow for the lodgement fees and PEXA fee to be available in your trust account and the other side will also be required to have the PEXA fee available in their trust account, also. Hello @zeeyah   When acting for the Vendor (POT) in PEXA and you hold the Certificate of Title you will need to create the Consent document within the workspace. When creating the Consent, you are required to enter the CAC that is located on the CT.  If your CT does not contain a CAC it will be a pre-2004 edition.  This means you will have to produce the title at the LRS, you are required to present the title with the E-Production form, found on the LRS website. Production is free. Once produced you complete an information re-supply within the workspace (land titles screen) and the details will update on the Consent doc. Hello @ConveyancingDepartment ,   In NSW, the requirement for ADI's (Authorised Deposit Taking Institutions) to lodge stand alone discharges via PEXA came into effect for discharges signed on or after the 1st March 2017. If you intend to settle on PEXA and you hold a NSW title and discharge signed before the 1st March 2017, you will need to send the title, discharge and cheque into the LRS so they can discharge this and send you a new CT (so you can create consent doc with CAC) before settling on PEXA. There’s been cases where a bank has been invited into the workspace to create the discharge however due to the bank no longer holding the title they will usually request the original title be surrendered at a bank. Hello @MVBS   Thanks @Ames , I can confirm that in NSW the EDR assessment can be completed by the practitioner direct or they can use an agent.   If using an agent the Lodgement Case ID found in PEXA must be provided to the agent along with any additional evidence they require (please clarify this with agent direct). The ID is located on the Stamp Duty screen in PEXA. The agent will then return the OSR Transaction/Reference ID to the prac to enter back into PEXA, moving the Transfer of Land to "prepared" status.   @MVBS If you require further assistance from one of our Specialists (they can provide transactional help over the phone or face to face) please let me know and I am more than happy to arrange. Taking part in the Coffs Harbour Best Practice Group last weekend, truly made me feel confident that NSW is in a great position to meet the mandate dates set and complete the work required for successful Industry Transformation, achieving 100% digital property exchange! In NSW, we are proud that we have built & maintained strong relationships with our industry bodies, partners and government departments - the AIC, ARI (formally LPI) and OSR were all present and the content we shared with the group fit together perfectly, as it did at the PEXA Roadshow series we ran recently.   It was an absolute delight to see Conveyancers share positive experiences among their peers and promote the use of the PEXA platform including our new (ish) features like Simultaneous settlements!  Hats off to my PEXA Direct team for imparting their knowledge to the broader market and supporting their practitioner cohorts to achieve certification in running PEXA matters, it really showed last weekend that @Therese had worked tirelessly to assist her area in their transition and will continue to do so!    If you are a practitioner that requires some help getting started, please reach out, we are more than happy to help!
