It would be a good idea if there was a warning which popped up when preparing a Section 14 Application which advises that if no provisional vol fol has issued, you will need to lodge the dealing as a paper dealing.    I have just incorrectly lodged one that now needs to be withdrawn and relodged and no doubt we will be charged twice (from PEXA and the Titles Office) for it.  ... How come anyone can be a contributor here? There seems to be quite a few questions coming from clients (vendors/purchasers) who  are second guessing their solicitor or conveyancer and should be seeking independent legal advice.   I think it would be a good idea that only registered PEXA users can contribute to PEXA Community.  ... Does anyone know the process of rectifying a Titles Office requisition in PEXA?   We lodged a Change of Name application but unfortunately used the wrong form. Our title alert shows the dealing has been stopped. I am currently waiting for the written requisition to come through but was advised by the TO verbally what the issue was.  There is no option to edit or create new documents in the workspace we lodged from.    I tried opening a new workspace but my nomination is unsuccessful with an error staying the title has unregistered dealings with require the Certificate of Title. It cannot be used for Nomination of ECT to LC.    I thought maybe I now need to send in a paper form?    Any help would be appreciated.      ... View more

I know that when using PEXA projects and representing the vendor, you upload a table in which one column contains details of the purchaser. I think that what happens is that instead of updating the details that the vendor has already put in, the purchaser's representative goes and creates a brand new incoming proprietor so there is a duplicate.   You could try deleting the party you have created and then editing the unrepresented party to say you represent them or alternatively it will be necessary for the vendor to delete them.    I hope this helps!  ... Hi,    Where a transaction involves financial settlement (for example a Transfer), the PEXA and lodgement fees are automatically added as a line item in the Financial Settlement Schedule. . Where the transaction doesn't involve financial settlement (for example a Caveat), the PEXA fee is debited from your nominated account.   You would need to make an allowance in favour of your client in your adjustments for this amount. ... What does the below statement mean?   Please ensure that the NOA correctly reflects the number of properties in the Contract of Sale or Agreement. To consolidate multiple addresses on the Land Titles screen, please click below:   We are preparing a notice of acquisition where there are two titles - one to the main property and one for the carpark. The notice of acquisition prepares them as separate properties where you have to put a consideration in for each of them when it is just one whole consideration.   I tried the consolidation button to see what happens but nothing seemed to happen?  ... I act for a vendor and currently have a settlement where the incoming mortgagee has reduced the source funds because the total funds required to settle' does not include the deposit.    It appears this feature is not particularly clear about whether it should or should not include the deposit. At the end of the day I don't really care so long as the correct amount is provided and everything balances, but having the purchasr's rep and the bank locked in an argument about who is right has delayed settlement 2+ hours.    ...
