Statement of Adjustments - printing for client bef...

It would be handy of we could add a "TBA" line to the "Vendor destination line items" so that totals match in the Statement of Adjustments (SOA) .   In the paper system I would send a copy of the SOA to my client before settlement so they have details of the amounts before we settle.   When I download the SOA in the PEXA workspace, it only shows the destinations that have already been entered, and so the total of the "Vendor destination line items" doesn't match up with the "Balance due to Vendor amount" which is confusing to send to a client.    As destination details are often not entered until the morning of settlement I need to do the SOA in my old system so I can send it to the client before settlement.   So it's a double up of work to do my old form SOA and the SOA in PEXA.  If there was "TBA" amount in the  "Vendor destination line items" so that the two totals match, we can download the PEXA SOA to send to our client before settlement and not have to do our old form SOA.   ... I have two matters at the moment (one as a Vendor one as a purchaser) where the transfer has been prepared, no errors, but we don't have the green verified tick. When does the verification take place? Does duty need to be done before I can sign? The Vendor does have their new address entered! I have had this issue before,with the documents prepared, no errors,  but I can't sign fora few days, wondering why so I know what to do in the future ... View more

Yes, having a away to sort the workspaces in the dash board would be very helpful, not just for larger firms!  Sorting via workgroups would be very handy - not just for staff but so I can overview the work my staff are doing, especially in this initial transitions phase while it is new to everyone ... Hi lyndelb   Yes, we do need to have either the Grant of Probate or stat dec to keep on our file.    The Client Auth only gives you authority to sign the APR, NOT to sign the supporting stat dec, but if you have the Grant of Probate you don't need the stat dec.   Karen ... View more

I'm trying to change clients from joint to tenants in common, I act for both - in VIC I have created the workspace acting for the proprietors on title  then created a transfer the two people appear as the owners but then it has "tenancy" details - I assume this is the tenants in common but  it looks like I have to go in and enter their info again as transferees????  this is a lot of double handling, is there an easier way I am missing   ... nomination of one title for separate sales

I hold a clear pCT that contains 5 allotments.  Three allotments have been sold in 3 separate transactions to separate purchasers all to settle on the same day.  The Owner is keeping the remaining two allotments. If I create a workspace to turn the pCT into an eCT then create a nomination, will that allow the 3 separate purchasers to then lodge their transfers and let me retain control of the eCT afterwards that has the 2 remaining allotments in it? ... My APR wont let me submit for lodgement.  When I did the nomination to eCT I ticked issuing instructions to me as eCT controller but it wouldn't let me lodge.  I withdrew the nominated to eCT and re nominated without issuing instructions - still won't let me lodge.   What are we meant to tick for issuing instructions on the nomination to eCT when we are immediately going to go in and lodge the APR?   I assume when I do the lodgement of the APR issuing instructions are to me as eCT controller because I want to keep the Title on behalf of the estate. ... I act for a Vendor and control the eCT.  The sale settlement can't take place in PEXA so I need to nominate to a paper transaction.  There is a transfer to the purchaser and the purchaser has an incoming mortgagee.  Who do I enter as the external party -purchaser? purchaser's solicitor? purchaser's bank? all of the above?  other? ...
