We act for Vendors in relation to the sale of their property.  They have purchased a property, but we do not act for them in relation to that matter.  The funds from their sale are required to be transferred towards their purchase settlement.  Is it possible to link the two matters and, if so, how do we do this? ... workspace margins are too wide

I have noticed that the margins in the workspaces are too wide as when you print, for instance, a settlement summary some of the figures on the right hand side get cut off.   I have just printed a conversation in a workspace and some of the details on the left hand side have been omitted.  Is it possible to reduce these margins when printing so as to capture all of the screen? ... We have opened a workspace for a proprietor on title who is deceased.  In the meantime, we have manually lodged an Application to remove a Caveat and a Transmission Application.  We completed an activity check and both dealings were registered today (24/01/19) .  Please advise how we can up date the Title in PEXA to now show the correct  information as per the dealings.   ... GST on Transfer of Land (Vic)

We act for purchasers of a commercial property.  GST is payable on the purchase price.  The GST component was inserted into the Transfer document when prepared. However, I note that when the Transfer is viewed it only shows the purchase price without the GST added.  Land Victoria requires the consideration to show the full purchase price (inclusive of GST).   Do we need to insert the consideration with the GST added in the Transfer document so that it reflects the correct amount payable?  If we do this, will this also affect the Transfer as the GST has already been inserted when preparing the document?   Any feedback would be appreciated. ... Transfer between spouses and then transfer to wife...

by Weston3130 in Ask the PEXA Community

We act for the wife and pursuant to Family Law Consent Orders the ex-husband is required to transfer his interest in the property to the wife.  The wife is obtaining finance and will also transfer part of her interest in the property to her current partner.  In Victoria, the requirements are that there be two Transfers of Land so the matter cannot be set up in the same workspace.  We are therefore not sure how to set up the transactions in PEXA.  We have created a workspace in relation to the ex-husband and wife transfer.   We have also set up a separate workspace in relation to the transfer from the wife to her and her current partner.    The problem is that the wife is required to make a payment to her ex-husband  which will be advanced by her lender.  The loan, however, is in both her name and her current partner's name.  The transfer to the wife must settle prior to the transfer to her and her current partner.  If we link the matters together to be settled sequentially, are the funds from the lender going to be able to be disbursed in relation to the first transfer and then subsequently to the second transfer.  Further, the second workspace still shows the ex-husband as one of the registered proprietors so the matters cannot settle simultaneously as the first transfer must settle prior to the second transfer. Any thoughts on how we can properly set this matter up in PEXA? ... View more
