Withdrawal of Unregistered Caveat

Hi everyone,    We lodged a caveat on the behalf of a purchaser over the vendor's property, but there is already a caveat lodged on the property. Therefore, even though our client's caveat was lodged, its status is still 'unregistered' due to the previously registered caveat on the title. Now, we cannot withdraw our client's caveat as our client is not the Caveator on the title. Hi Jessica,   Agreed with what Nick has said below, we just enter a value based on what information we have one hand (especially when a valuation if not required), council rates notice, estimate based on sales in the area of similar properties etc.    It doesn't feel 'right' but PEXA advised this is all we can do, as something must be entered in.    - Courtney ... Refinance - Representing a Private Lender

Hi All,    We are Australian Legal Practitioners acting for a private lender as a new incoming mortgagee and want to do a refinance transaction in Pexa (discharge existing mortgage and register a new mortgage). However, we are not sure if we have to be Panel Lawyers to be able to proceed with the transaction in Pexa.   Also, the mortgage is within NSW jurisdiction and we are based in Victoria. Are we still able to lodge documents with the LR via Pexa as we don't have a NSW land registry customer code ? Could anybody advise on these matters? Thank you.  ... View more
