In SA - we have discounted Transfer fees until 30 April - I have triggered Lodgement Verification - but the fees do not re-populate at the discounted rate?  Is the discounted rate just for workplaces created after 18/11 ?  If so - we are going to have a flood of people withdrawing and re-creating workplaces - also - it is confusing when you have over 60 active workplaces - consistency in charging is important - especially when the PEXA fee populates later. ... 1. Lisa Dowie usually uses practitioner@pexa.com.au 2 pexa with xx as email address 2. Lisa Dowie does not do failed payments 3. The Pexa logo is not fitting on the page 4. Just somthing about the launch promotion  .. it says watch video .. but it scrolls down ... there is no video ?   Also re MoT and IM .. changing settlement date and time ... inevitably results in panicky clients calling (Gadens afternoon settlements especially). Are we able to set "user options" to select how much info our client receives ? ... View more

I am thinking that after a Settlement goes through, I do not always log back into PEXA, so I may miss the need for a corrective payment  - perhaps an email should be generated to advise of a corrective payment requirement also ... View more

They could bring on a "national mortgage" but not a national discharge authority ? I simply hate getting elderly people in my office to complete the "online discharge authority forms" We are all after the same thing - a Discharge of Mortgage from a lender - it cant be that complex ?   If it is that complex - then they should be getting the Banks to do them ... ... In SA we pay per document - ie One discharge two mortgages = $163.00  & in paper  - in PEXA - Two separate discharges  $163 x 2 =  $326 @BGoodwin wrote: Sorry I answered now    Hi Michelle. Two Victorian matters  second one of these is our client PoT with Bass Coast Conveyancing - then same client is incoming proprietor in SA   St George (bank of Melbourne) is substituting security on Vic property with purchase in SA - all due 1/10 - victorian properties can't change Settlement - St George wont set up substitute security for term deposit for one day - the PoT of SA Proprietor is not Pexa friendly - we have convinced them must be PEXA for these settlements..   Trust this makes sense ? ... This one is a a little random.   We are acting for incoming proprietor - who are selling interstate on 1/10/18 (their sale is linked to a prior sale in Victoria on the same day. (cannot be moved)   Although our contract is for Settlement also on 1/10/18 - it is a public holiday in South Australia.    It is a substitute security and the Bank want same day Settlement   (I am happy to do it on a public holiday !)   Any solutions to this ? ... We are acting for proprietor on title - two mortgages (different numbers) on title - both to Westpac (St George)  On paper one discharge  could discharge two mortgages but in PEXA St George are saying they dont have an option to add the second mortgage number ? Is this correct ?  ... View more

I have been doing the adjustment factor for a couple of months ..(never calculate correctly but easy to override) .. with the latest update - i can no longer put the deposit paid by the Purchaser until the Transfer has been prepared.  As the conveyancer for Proprietor on Title, I like to do as much as I can when I send the invite, (just in case others are smart enough to turn this feature on...)   - can I suggest that deposit paid is not dependent on the preparation of the transfer document.  Incoming proprietor conveyancer is often waiting client instructions prior to preparing the transfer document (which I am not notified of).. I like the guidelines !   They are just that "guidelines"  - they contain nothing that should not already be "minimum" conveyancing practice.   Not much has changed in the Bank's requirements from paper to  PEXA. (Discharge Authority was always 10 clear business days prior to settlement. - payment directions 4 hours prior to Settlement etc)   I would like to see some of the other lenders put up guidelines - I know one takes at least 21 business days to process a D/A - when I see that lender on the title - I advise the client & agent that the Settlement will be delayed as early as possible.   - and I'm sure that that is a lot easier on the clients when they are not told on the day of Settlement "lender didn't sign off on the deal" or "lender moved the settlement date out"   We know and understand that the lender I am referring to has 3 different entities that the Discharge process goes through.   For me - I am happy to work as a team with the Banks - they have to be less flexible than small businesses because of the volumes of transactions - and the guidelines are a way of putting it out there - that they are trying to adhere to them too !   Well done ANZ for being pro-active and having guidelines !!       ... HI ANZ, Hi Nicole,  the error was ours - please accept our humble apologies for the post - I was given the file to sort out for Settlement today - and I did not notice it was for Settlement tomorrow - thank you for your prompt response - as always ANZ is the best lender to deal with on PEXA  - Michelle @EmilyBilling wrote: ANZ have provided the following information and tips when completing a transfer as vendor or purchaser with them. A: via email: releasesdava@anz.com B: Attach a copy of the Discharge Authority into the PEXA Workspace when invitation is sent or as soon as possible   PEXA Invitation Request Please ensure the PEXA invitation is sent as early as possible or at least 15 days prior to settlement Settlement days set shorter than 15 days may impact settlement times Preferred Settlement times: (AEST/AEDT) 11am – 3pm  (All States)   ANZ Payout Process Indicative payout figures are confirmed within 3 business days prior to settlement (including business files) Final Payout Figures are confirmed on the morning of settlement by 10am Please do not escalate unless final payouts are not in the PEXA workspace post 10am the day of settlement Note Payout Figures added to a workspace are indicative until the financial settlement schedule has been signed off by ANZ Business Customers - Business Bankers must confirm payout figures on the morning of settlement which could delay final payout figures being added or finalized by 10am on the morning of settlement Surplus Funds ANZ preference is for the practitioner to manage any surplus funds in PEXA   Transfer - Purchase (Incoming Mortgagee)   How to initiate a Purchase request:  To avoid settlement delays please ensure an invitation request has been sent as soon as possible or at least 15 days prior to settlement and all the relevant customer information is provided up front.   Information required on a PEXA invitation: When sending an invitation please include as much information about the customer/transaction as possible and as a minimum include the following: Full name of the customer Address of property Application number/reference number Note: ANZ will accept all invitations by default and will request additional information via a conversation if a customer file cannot be located.   Preferred Settlement Times (AEST/AEDT) 11am-3pm All States   Transfer of Land (TOL) Please ensure the TOL document is prepared as soon as possible, preferably at the time of workspace creation, or at least 5 business days prior to settlement   Funds Available for Settlement  ANZ will update source tab with loan funds available.  This amount will include all financed fees applicable to the transaction.  Note: If any fees are not financed a conversation will be sent with the total amount of the unfinanced fees.   Total Funds Required for Settlement    If the Customer has provided authority instructions the account details will be updated in PEXA when ANZ has accepted settlement date Please provide total funds required for settlement as soon as possible or ideally 2 days prior to settlement   ANZ Loan Proceeds Loan Proceeds will be finalized and confirmed by ANZ at least 2 hours prior to the scheduled settlement time unless otherwise indicated.   Shortfall of Funds ANZ will confirm the shortfall amount via conversation upon completion of the funds required field.    Day of Settlement Please have your documents and your adjustments on the financial settlement schedule finalized and signed at least 4 hours before settlement.
