Hi @SharronNeunhoffer, interest Titles can’t be transferred in PEXA. Transfers of interest Titles are one of the exceptions to the mandate and will continue to be accepted by Vic Land Registry Services as paper transactions.  ... View more

Hi, this issue came up in one of our recent transactions. It was resolved by LTO registering an internal rectification to amend the “derived from” instrument number to be the same on both titles. In our matter the unit and car park titles were transferred to the proprietor by separate transfers (I think the carpark must have been overlooked in the original transfer) so they had different dealing numbers. The rectification changed the dealing number of the second transfer to match the dealing number of the original transfer.  Maybe call LTO and ask to speak to rectification or a senior officer Hope this helps.  ... Hi, to record the ownership this way, in the manner of holding section you select tenants in common and all of your transferee parties will be listed.  For description purposes and by no means to appear sexist I will assume your joint tenants are husband and wife.  Add the couple's share (30/100) beside the husband's name, remove the wife from the list, then click on the husband and "add joint tenant" and you can then add the wife back in.  The parties will then be shown as joint tenants of their 30/100 share.  Hope this helps. ... Hi, I completed a similar transaction recently - basically a "transfer by direction" in paper terms.  The workspace will have one proprietor on title and two incoming proprietors.  Two transfers need to be prepared, one from proprietor on title (developer) to first incoming proprietor (vendor) and one from first incoming proprietor (vendor) to second incoming proprietor (purchaser).  Each transfer is completed with the appropriate details, and duty is assessed separately by the respective incoming proprietor reps .  In my transaction I was the first incoming proprietor and invited both the proprietor on title and the second incoming proprietor, but you shouldn't have a problem inviting the proprietor on title and other incoming proprietor in their respective roles.  There was a help topic in community about this subject but I can't remember the title.  Hope this helps. ... SRO (Vic) have advised that Land Tax can't be paid through PEXA yet.  When I contacted SRO they advised that Land Tax has to be paid by cheque so I put the destination in as my Trust Account and then drew a cheque to send to SRO. ... View more
