  Thanks @MeganTenn that is exactly what I think would solve the problem.  Happy to comply with all other requirements, such as settlement etc, just want to have the option to select 'office' account when we have no funds in trust, which is usually for stand alone transfers of land that are non dutiable.   Worth considering @GeorgePolus   Thanks.       ... @GeorgePolus   Hi George,   I had messaged Megan about this particular instance as Megan had been our trainer, and she directed me to this discussion.   We also find the issue when there is a Transfer of Land transaction where there is no financial settlement.  For us this incorporates notes only the husband/wife transfer but a transfer to beneficiaries before it can be transferred to another party.  Like the firm Megan referred to, we don't ask for funds up front on basic non dutiable transfers and our accounts department want us to be able to have the option to select to take pexa and lodging fees out of our office account in these instances.  We would really appreciate Pexa exploring this possibility as soon as possible.   Thanks, Lyndel ... Hi @cstewart, yes I believe they do.  I've just done created two ASP's with mortgagees.  One was with the CBA and I'm waiting for them to create the nomination, but at least they've entered the workspace, but the one with the ANZ Bank I'm having issues with as they won't enter the workspace and I've now contacted them as Pexa suggested I do, and I now have to fill out paperwork before they will consent, after which time they will then enter the Pexa workspace.    This is a response I got from our Pexa trainer when I queried the process; This should follow the process for paper.  The bank won’t consent to a transaction that they haven’t received any notification about.  You still need to provide the bank with the Death Certificate and a covering letter confirming that you’re acting in the matter.  They shouldn’t just accept the invitation without confirming that you act, as they won’t just consent to any transaction.  I would recommend that you send your standard letter first, wait for a response back, usually with some sort of reference from the bank, and then you can invite them into the PEXA workspace.   .Sorry I can't be of more assistance.  It's hard getting the information you need.   ... Can I clarify @ClaireK question about and @SimonV response.   I  understand that Pexa don't require any evidence such as the Stat Dec to be provided as evidence but do Land Victoria require us to hold a Stat Dec on file.  We obviously have done all checks of identity etc and hold the death certificate etc, but is my understanding correct that we don't need the Stat Dec held on file if lodging via Pexa? ... Hi there, just wondering are you @SARSIM0003  dealing with a transfer to a single beneficiary, where there is only one beneficiary in the Will?     We've been speaking with Pexa, TO & SRO and have been advised that we now need to do a transfer from the legal personal representatives to all beneficiaries before then transferring to a single beneficiary, that there is no way to do a directional transfer as you could on paper. ... Hi there,   When previously lodging the APR in paper you needed either Probate or Stat Dec to support the application.  Although you don't need these to lodge through Pexa, I assume you should hold either on your file, is that correct?  If you have a client authorisation can the solicitor sign the Stat Dec on behalf of the client?   Thanks. ...
