No solution was offered, however as the lease was continuing when I spoke with PEXA they advised the party did not need to be represented so we proceeded with the transfer and the Lease party remained unrepresented.   ... View more

I have a sale of a parking space.  The lot involved is leased to a Car Park Management company.  The lease is to remain in place.  I note when establishing a workspace the lessee is noted as an interest holder.  Does the lessee need to be represented and complete a consent? ... View more

HI Sally   I have a transaction where there are several Paper Certificates of Title all dated 1994-1995 which do not have a CAC.  I prepared the consents in PEXA and was not prompted to lodge at Land Registry NSW.  Is this still required, and if so how do I amend in PEXA once I get there production back from Land Registry? ... Can I set up a related party transaction where the blocks of land are adjacent but owned by different vendors.  I have one purchaser to purchase all the blocks from the different vendors on the same day at one time. Interdependent Contracts

I have 3 contracts for rural land which are interdependent on each other.   The land in each contract adjoins but is in different vendor names.  They have sold to one purchaser and one settlement at the same time is required.  Can someone tell me how to set these up in PEXA?   ... View more

STAMP DUTY VERIFICATION

I have a matter where stamp duty has been assessed as exempt and when noting the OSR Reference in PEXA the verification process fails and it states transferee details differ - even though they do not.  I have referred to Revenue NSW for a solution and waiting on a response.  I have re-done transfer and still receive error.  Any ideas?   ... If I hold the duplicate paper CT for a title in NSW and the proprietors are joint tenants do I need to create a consent from each proprietor, so there would be two consents,  or will just one consent from one of the proprietors suffice? ... View more
