You may have already received an email from PEXA, advising you of great news for Queensland regarding the Better Together Pricing offer.   PEXA has been committed to supporting firms transacting in Queensland through numerous initiatives – assisting with the ongoing adoption and transition to online settlements. In line with this, PEXA’s 50% pricing discount on Transfers, Priority Notices and Transmissions related to Queensland properties has been extended, with the offer now concluding on 31 December 2020.   From 1 January 2021, QLD transactions will re-align with PEXA’s national pricing. Hi Susie,    Yes that's correct - the Certificate of Title will just need to be surrendered to Title prior to settlement (using a Form 14 General Request) - I would suggest ensuring this done as early as possible to avoid any unnecessary delays at settlement.   If the CT is held by a bank they should be able to action this for the Seller upon request also.      ... A huge congratulations to Bradley & Bray Solicitors and McCullough Robertson Lawyers on completing the first QLD PEXA Settlement involving Commercial Property today.   It was also the first purchase transaction for McCullough Robertson’s – with the firm continuing to embrace eConveyancing; and the first PEXA Settlement altogether for Bradley & Bray Solicitors (who managed to get their registration and training done all within a week of settlement happening!).    June saw the scope of eConveyancing in Queensland expand to capture commercial property transactions - and todays' settlement is a wonderful example of our members benefiting from the expansion.   Jacob, Director from Bradley & Bray:   “Mark and I had previously discussed how the landscape of Conveyancing was evolving and adapting, and we needed to evolve and adapt with it. Transfer Duty

In PEXA, all Transfer documents must have duty accounted for at the time of lodgement. PEXA has an automated duty verification process that communicates with duties online for your jurisdiction, sending details from your Workspace to the online duties system for verification.   Each jurisdiction has a different requirement for when duty needs to be assessed. In QLD, stamping must commence in the PEXA Workspace so that an ELN Transaction Number generates. This ELN Transaction Number allows PEXA and OSRconnect to communicate and for Transfer Duty to be verified once stamping has been submitted in OSRconnect. Hi Sonia,    A purchase settlement with a Foreign Buyer is definitely within scope to be a PEXA Transaction.    When you create your client as a Participant in the Workspace, there is a question which asks you whether or not they are a Foreign Person, you will need to click 'Yes' and then provide your client's country of origin.    Once you have done this, when you create the Transfer, the Workspace will automatically create your Form 25 as a part of the Transfer documents.    You can then 'View' the document as you would any other within the Workspace, and it will lodge with the Transfer at the time of Settlement.    Let me know if I can be of any further help!   Tamara       ... Hi Carl,    The QLD Titles Office does not currently allow government bodies or agencies to electronically lodge instruments through PEXA.    I understand in other States they are able to, but it is not within scope of what our QLD Titles Office allows at this time.    We are hoping that this will change moving forward as PEXA use increases in QLD, however for now the mortgage you wish to lodge will need to be done in paper.    Hope this answers your query.    Tamara ... Hi Carl,    Title References in QLD are different to the Lot/Plan entirely.    If you have a QLD Title Search on hand, you'll see the number you need on the Top Right corner of the page.    That is what you'll need to enter in to PEXA to validate the property - no need to type in Lot or Plan.    Hope that helps! :) ...
