Hi, a practitioner couldn't enter the 10 digit member/account number for a Laboratories Credit Union account as the Destination for Vendors Funds is limited to 9 digits. The result was the funds weren't paid into the account and corrective payment form required. Can PEXA make an allowance for these account numbers? ... View more

Practitioner requested the purchaser names are included in the PEXA Source Account Deposit Form. Banks are asking client details when they're at the bank depositing funds.   ---------------------------------------------- All my clients are having issues at the teller section with various banks – (ANZ, Westpac CBA...) .  They just do not understand what they have to do and seem to be very perplexed and concerned that there is no client name to be put in.  Perhaps your team needs to relook at the Deposit Details on the front page of the Source Account Deposit Form and perhaps have a section for the name of the client"   AVALON BEACH CONVEYANCING PTY. Milsons Point Law Firm registered with PEXA August 2016. Back then PEXA wasn't as well known to both end clients and practitioners alike. The challenge was to convince both the client and practitioner on the other side to accept an electronic settlement.   Let me share how Milsons Point Law firm gets their cilent to sign a CAF for every exchange through this brief explanation and description.   -------------------------------------------------------------------------------------------------------------------------------------------------------------------- I attach a Client Authorisation Form for you to sign allowing your property transaction to take place electronically and for this firm to sign documents on your behalf electronically.   We are subscribers to PEXA which is an online property exchange system that has been established nationally to provide a standardised platform for the completion on online property transactions. It is expected that all property will be completed in the PEXA environment by 1 July 2019.   The platform has been rolled out gradually since December 2013 under an initiative lead by the government backed by National Electronically Conveyancing Development Ltd.   Please sign, scan and return the form via email or post. Any questions regarding electronic conveyancing please don’t hesitate to call. --------------------------------------------------------------------------------------------------------------------------------------------------------------------       ... PEXA Source Account

Newport Conveyancing took advantage of the PEXA Source Account on a purchase matter as the firm doesn’t operate a trust account. The January 2018 settlement was delayed from Friday to after the weekend on Monday incurring penalty interest as funds transferred wasn’t received and cleared into the Source Account for the original Friday settlement date. When using the Source Account, settlement time may be at risk of delay depending on when the client transferred and when funds are cleared into the Source Account. In this matter, the purchaser paid for a Telegraphic Transfer into the Source Account 9:00am morning of settlement but didn’t clear that day delaying settlement to  Monday. PEXA is challenged with no visibility or control on how quickly the bank can clear funds into the Source Account. PEXA can only wait on the transferring bank and verify once the funds are cleared into the Source Account. To avoid penalty interest or settlement delays, PEXA recommends transferring three days before settlement or at least the day before via Telegraphic Transfer to allow funds to clear.   ... You are a member of a large group of over 140 firms registered on PEXA in the Northern Beaches, North Shore and North Sydney. Nationally there are over 4000.   In your area, 80 firms have completed at least one settlement (57%). Let me welcome and congratulate the firms who recently joined this group.   Aldren Conveyancing, Atkinson Vinden, A.C. Knibb Kaine & Associates, Assured Conveyancing, Benjafield & Associates, Bird Conveyancing, Blackman Legal, Cheryl Singer & Associates, Eleven Legal, Emmerson & Emmerson, Forsters Solicitors, Gentles Family Lawyers, Judith Hammerschlag Lawyer, Northern Beaches Conveyancing and Thomas McDarra & Co.      Create New Workspace For every exchange, I encourage you to Create New Workspace checking Subscriber Search and Qualifier Tool for banks to qualify each file for a PEXA settlement. Have I given you stickers to assist with this process? They indicate if a file is settling on PEXA.     Leader Board 2017 Transfers Gavin Williamson & Associates - 11 Atkinson Vinden - 8 Stuart Latham Solicitors - 7 Conveyancing at Pittwater - 6 Lawmark Solicitors - 5 Sydney Conveyancing Company - 5 Overall Transfers Gavin Williamson & Associates - 24 Bull Son & Schmidt - 15 Your Move Conveyancing - 14 Conveyancing at Pittwater - 13 HPL Lawyers - 12 T H Walker Solicitors - 11     Simultaneous settlements Can now be completed on PEXA. It’s no harder than a normal transfer. It’s a matter of linking the Destinations of the Proprietor on Title workspace to become the Sources of the Incoming Proprietor workspace. How to Complete a Simultaneous Settlement in PEXA (4:18) Congratulations to Shipton & Associates, Stuart Latham Solicitors and Sydney Conveyancing Company for already completing simultaneous settlements.      Developers  PEXA Projects allows you to manage the settlement of large-scale projects or multi-lot developments. It reduces the administrative time and effort required for coordinating settlement of off-the-plan sales with a single consolidated project view.   Handling Change and Challenges Maureen Keary from Conveyancing at Pittwater has now completed 13 transfers and graduated from the PEXA Direct Program – a testament to her hard work over the past five months. Maureen recently participated in the ANZAC Day Kokoda trail and we wanted to share her inspiring story with you:   Maureen Keary: I’ve just returned from doing the Kokoda track for Anzac Day. With our work always so busy and often time consuming, I’m constantly looking for a goal to help balance work/life. My son did it five years ago and when he returned I mentioned how I’d love to do it, he said “You’re too clumsy!”.  Fast-forward four years, I’m doing it with a friend 15 years my junior who jumped at the opportunity. After paying the $800 non-refundable deposit, I was advised to get doctor’s clearance due to my age - over 60. I had a sudden realisation of the tough journey ahead.   It’s been the best adventure I’ve ever taken.  From the first time sleeping in a tent to trekking nine days straight. The climb was so steep we used the roots of the trees to get to the top of the mountain. The journey was tough, especially since wet season finished late making the trek extremely slippy.  Every day was an adventure and anyone who knows me will confirm I love to talk so I shared a lot of my life stories on the way.  My favourite part was meeting my hero’s family (Alex my local support guide). He was 21, with a 5-year-old son whose wife died during childbirth.  His son Andy did half the trek with me playing games and laughing along the way.   Life is about change and embracing your fears.  Kokoda was just like PEXA for me last year, we all need to do new things and embraced them, just like I did with PEXA.   Maureen second from left and in middle with myself and Sally Kite PEXA NSW Manager. .     Contact me so I can personally deliver PEXA qualifying stickers to you. As always, I’m available in person or on the phone for training and support.    Yours truly, Carl.           ... View more

Ryde Minister Victor Dominello publishes 'Home Buyers to Benefit From Digital Conveyancing' in local Ryde Connector April edition newsletter.   Home buyers in Ryde will save time and money when engaging in property transactions, under electronic conveyancing reforms announced in February.   Following extensive industry consultation the Government has committed to a detailed timetable for the introduction of paperless conveyancing. By July 2019 all standard property transactions in NSW will be conducted electronically and all Certificates of Titles will be phased out in favour of e-Titles.   Conveyancing is a critical process in the purchasing or selling of property which can be a life changing experience for a person or a couple. These reforms will save local home buyers time and money by reducing settlement delays, removing reams of unnecessary paperwork and preventing fraud.           ... View more

Congratulations to Philip Beazley of Beazley Boorman Lawyers in the CBD on completing the first simultaneous settlement in Sydney. Mr Beazley made the leap into PEXA making his first transactions a simultaneous pair. All completed end to end from registration onto the PEXA network through to settlement all with a four week period: Nov - Dec 2016.   Mr Beazley was particularly impressed that he could watch both settlements on his tablet complete smoothly within 45 minutes whilst out at lunch and of course with no cheques and money cleared after the 45 minutes.   Philip Beazley Beazley Boorman Lawyers     A special thank you to Ann Blannin-Ferguson who orchestrated the link without her the settlement wouldn't of happened and thank you to Richard Harvey another PEXA advocate completing the chain.   Ann Blannin-Ferguson                Richard Harvey ... Hello all.   Here's how you can create a shortcut for a practitioner to launch PEXA in Chrome without having them to worry about browser type, operating system or Java install/upgrades. I always recommend practitioners to use Google Chrome browser as it's compatible with all operating systems and you can take advantage of the Chrome Digital Signing Add-ins.   1. Open Chrome. From the top right hand corner. Click Customise -> More tools -> Add to desktop     2. Name shortcut 'PEXA'. Tick Open as window.   3. This will create a PEXA shortcut on your desktop.     4. Right click PEXA shortcut and select 'Pin To Taskbar'. 5. This will create a shortcut on the Taskbar practitioners can click to direct into PEXA system using Google Chrome.   Regards, Carl.   ... View more

Hi Deborah.   In NSW if a PEXA workspace has progressed as far as the Incoming Proprieter has stamped in EDR and then reverting to paper / abandoning the PEXA workspace. The Incoming Proprieter must fill in an ODA042 Electronic Duties Return Cancellation Request Form and send to the Office of State Revenue.   Electronic Duties Return (EDR) - Cancellation Request Form   Regards, Carl. ... Let me suggest having the yellow 'Start Registration' at the top of the Welcome to PEXA Registration page. Above the video and text. It saves the confusion of a user where to go and scrolling down when they're registering by themself. Can the 'Start Registration' be on the homepage? Little things I know, just seeknig anything that makes it easier for potential subscribers especially this will be first impression/experience with PEXA.  ... View more

Hello a subscriber is using the InfoTrack IDfy app to conduct the VOI of their clients. I don't see this a problem for the clients he meets face to face but you can use this app to connect with video remotely. Is this app approved for VOI for PEXA and consider taking "Reasonable Steps" along the recognised VOI agents (Australia Post, ZipID & ID Secure).   InfoTrack IDfy https://www.infotrack.com.au/products/disruptive-technology/idfy-voi/   Thanks, Carl. ...
