Yesterday we hosted an event in Toowoomba for the Darling Downs region and wow, what a turnout! It was great to see so many firms and even the local BoQ in attendance and interested in hearing more about eConveyancing and property updates in general.  Special thanks goes to Jeanette Reimer from CLO Lawyers and @Johnathon from Briese Lawyers who generously and candidly shared their experiences of using PEXA. Their stories were undoubtedly a highlight, drawing much laughter and questions from the group as many were eager to learn how to adopt eConveyancing into their firms.   Briese Lawyers also became the first firm in Darling Downs to be PEXA Certified - Congratulations and well done in leading the way in Toowoomba!   Jeanette from CLO Lawyers    Johnathon from Briese Lawyers With Johnathon and Jeanette Briese Lawyers now PEXA Certified Personally, I would also like to thank my colleagues @leahmilne1, @tamaragrant and @rukshanas for helping me pull event together.   We hope this event has been useful, informative and inspiring in helping the Darling Downs legal community make that transition towards digital property settlements. Hi Hillary   As of April 1 2019, certificates of attendance will no longer be issued for any PEXA webinars. If you require evidence of your attendance for CPD purposes, we recommend that you retain your registration confirmation email (sent by Zoom) and/ or any other notes that you may have collated during the webinar.   Please contact your relevant Law Society if you have any questions about claiming CPD points.   Hope this helps!   Regards Theresa ... Stamp Duty Walk Thru

Have you seen the orange Walk Me Thru button on the Transfer Duty screen? This button launches a Walk Thru that guides you through how to verify duty in PEXA.   Here are some important things to note about verifying duty in QLD: The stamping process starts in the PEXA Workspace so if you’re representing the purchasers, complete your Transfer and Form 24A first. Go to the Transfer Duty screen in PEXA and select how duty is to be paid. When all the relevant information is in the Workspace then an automated message will be sent the OSRconnect and a duty record will be created in there for you. You can locate this record in OSRconnect using the OSR transaction number located on the PEXA Transfer duty screen. When you have completed the assessment, come back to PEXA’s Transfer duty screen and click the cog to verify duty. Last week it was so great to tour the Darling Downs region of QLD to greet our members in Goondiwindi, Stanthorpe, Warwick and Boonah. Hi Eric   You are correct in creating the Cord Consent for the paper CT that is currently in your possession for this transaction.  Consents are created by whomever has the title..... whether it is the Mortgagee on Title (if there is a mortgage) or Proprietor on Title (if clear title)   It sounds like the purchaser's solicitor may be mistaken.   Regards Theresa ... Hi @SueDakin   In NSW, LPI are still issuing paper titles when a transfer is a cash purchase (ie: no incoming mortgagee).  eCTs/CORD are currently only issued to financial institutions    This is why paper CTs are sometimes required in Lodgement Instructions.   Hope this helps!   Regards Theresa   ... Hi Taya   Transfer Guidelines cover a range of topics including when banks are required to load source funds.  You may find the Transfer Guidelines here.  Item 15 - Settlement Preparation will give you an idea of when to expect this.    If there has been any breaches by a financial institution in the timings of the Transfer Guidelines, you may escalate it by emailing PEXA Support with the workspace ID. Please also ensure you send the bank a conversation within the workspace.   Hope this helps!   Regards Theresa         ... Hi Karen   In NSW, Electronic Duties Returns (EDR) assessments are completed via one of the approved providers (ie: InfoTrack, GlobalX, SAI, Hazletts & TriSearch).   When doing a PEXA settlement, follow these steps to complete stamp duty: (please note you need to have created the Transfer in Documents screen first) 1. Navigate to Stamp Duty screen in PEXA workspace, taking note of Lodgement Case ID # 2. On another browser window, access EDR and on the question that asks "Is this a PEXA settlement" (or something similar), select 'Yes'  3. Enter PEXA Lodgement Case ID #  4. Complete and order your EDR assessment, taking note of the OSR reference number 5. Return to PEXA workspace and Stamp Duty screen 6. Click on big blue button Enter Duty Information  7. Input OSR Reference number (2nd box is for -001 component) and click Save 8. Hi Cathy   The Trust Authorisation Record can be found by clicking the action cog wheel of the trust line item in the 'Sources' tab of the Financial Settlement Schedule and selecting 'View Authorisation Record'.   This record can be obtained as soon as trust funds have been authorised by the trust signatory. Congratulations @LeahStevens from Fox Stevens Conveyancing on your newspaper article!   The Newcastle Herald newspaper this week published an interview with Leah Stevens from Fox Stevens Conveyancing. The story opened with a controversial statement: “Solicitors and conveyancers could face obsolescence if they don’t embrace this technology.”  But don’t panic. The story is a call to action to other lawyers and conveyancers to use high-tech smarts to stay on top of their business plans.   In the space of a few short years Leah Stevens and her business partner, Julie Fox, have transformed their practice from a fledgling home office into a thriving four person operation, exceeding the initial business plan expectations. Leah has also ‘graduated’ from the PEXA Certified Training Program. This means that her practice is now independently transacting property online through PEXA. I helped guide Fox Stevens through their first online settlements. Last week, I was in Mildura to support the AIC Training for eConveyancing. Thank you Rosemary (@ConveyancersNo1)  for having me along.    Whilst there, it was great to meet most of the practitioners in town and hear the experiences of those who are transacting on PEXA. I was also really blown away by the eagerness of other firms to join and hear of their enthusiasm to use the platform. Yesterday PEXA Virtual Specialist @adrianpapa and I volunteered at the Ronald McDonald House Monash baking Christmas treats for the families staying there.   We were given a tour of this amazing facility which assists families of sick children and also insight into some of the other services this incredible charity provides.    It was a great experience and we had a lot of fun making cupcakes & truffle balls. Hopefully, we were able to provide a bit of Christmas cheer and bring smiles to those who sampled our treats during this festive season.     There are Ronald McDonald Houses in every state if you would also like to donate or volunteer.   ...
