You can now use PEXA Key  f rom SettsPlus   We’re excited to announce that  you can send  PEXA Key  invitations from  SettsPlus ’  cloud and desktop versions.      Simply:   Click ‘Create PEXA Key Invitation’ on the PEXA API page in SettsPlus   Select the client you’d like to invite , confirming their details   Then select ‘ok’   PEXA Key   PEXA  Key allows your client to  track their settlement on their phone . They’ll  receive   high level updates of their settlement’s progress  and have access to checklists to help them with their big day .     Importantly, PEXA Key allows for the secure communication of account details between you and your client. Document Registration Delay with Landgate

Sometimes Landgate can take a bit longer than usual to process documents that have been lodged through PEXA, they may still choose to assess some dealings manually. It could also be just a slight delay with their auto-registration system.   Some deals will always be assessed manually by Landgate and will therefore take a bit longer to register, e.g. if a Registrars Caveat is an encumbrance on the Title.   So all I can suggest to do when you encounter a slight registration delay is to do a dealing search over the Title or contact Landgate for an update. If the Title is just in dealing then Landgate are still processing the documents so there would be no need to be alarmed. If for whatever reason the documents have been requisitioned, then Landgate would contact the Responsible Subscriber for the lodgement with the requisition details.   Once the document status bar is at "LODGED", the dealing number for your document can be found by clicking on the document so that it drops down to show you more info:-   ... As part of recently deployed Release 11.1.0 of the system, Landgate are providing us with more information to display on the Land Titles screen, e.g. Leases, Notifications etc.   We have become aware that some of these newly displayed interests are incorrectly showing as "Unregistered Dealings". This is due to how the data is coming through from Landgate - they are aware of the issue and a coding fix should be implemented in their next scheduled release (time frame TBA).   In the meantime, should you encounter any "unregistered dealings" in your workspaces, I would suggest performing a quick dealing search with Landgate to determine whether or not this issue applies to you. If this does apply and the interest in question is showing incorrectly, then you can just disregard this display issue and proceed in the workspace as per normal. ... View more

NOW RESOLVED - May 2020   There has been a recent change in Landgate verification rules to ensure that the correct parties are providing the issuing details in the event that the CT is paper format. The error message reads:-   Issuing for Title (vol/fol) can only be instructed by a subscriber in a role Receiving in document # which is the last document in the case that supports issuing.   In order to resolve the error encountered, please have the Responsible Subscriber “Edit” the lodgement instructions and select the “Duplicate CT Issuing Instructions” then “Save” the document. This is to certify that the ‘correct’ subscriber is the one who authorises the title/s issuing instructions.   If you still encounter issues, please contact our Support Centre on 1300 084 515. ... Hi @sarahrussell ,   Yes I can confirm that OSR in WA are no longer providing their BPAY payment details as these payments are causing them reconciliation issues. This means that these payments cannot be processed through PEXA at this stage. ... View more

Change of Name Process WA

Transactions in WA where the Seller has changed their name from what is on the Certificate of Title can be completed in PEXA.   The PoT representative can update the party name that pulls through from the land registry when editing their participant. This will prompt for a justification for the name change to be selected from a list of options, before saving the updated party.     Any evidence required for the change of name is to be retained on file.   For the IP role, when completing the Certificate of Duty, it only needs to show the Seller with their current/updated name. On Saturday I had the pleasure of attending the 2019 AICWA State Conference & Gala Ball,  both of which were terrific events. It was great to see our Community "SuperUser" Dave Morrisey aka @Morri, take home the 18/19 Bruce Thurston Award.   This accolade is awarded by AICWA to an individual for providing an outstanding contribution to the Conveyancing Industry, who is not employed in a Conveyancing role.   Dave being the E-con face for CBA & Bankwest, well and truly fits this criteria and is a well deserving winner. I think it would display better if the frequently used accounts were shown on a different screen/tab to that of the office accounts (trust acc, fee paying acc etc).  I think it would also be useful for Subscriber Users & Subscriber Administrators to have access to the frequently used accounts that are saved. With the right permissions, these user types are already able to create and save these accounts from within workspaces, but then are not able to maintain them once saved. ... View more

Last Friday I had the pleasure of attending a regional symposium in Bunbury WA. In attendance were members from right across the South West region, along with representatives from ANZ, CBA & Bankwest as well as various PEXA staff. We heard updates from the Banks around their e-con processes, and it was also great to have an open floor session where members could ask questions and gain insights from the Banks. Hi @Nicky   In WA, you cannot attach any documents to a mortgage document in PEXA. You can add text in the text box within the mortgage document itself, but it is limited to 4,000 characters. This is a Landgate specification.   Options are to register a MCP (Memorandum of Common Provisions) for the T&Cs and refer to that when lodging the document, or add them in to the loan agreement and refer to this in the free text box. However, as this is a legal decision, we can’t advise further on the best option/enforceability. ... View more

Workspace Summary - Documents Status

I think it would be useful if the document status section on the workspace summary page showed all documents in the workspace and the status of those documents, rather than just the document/s you are directly involved in.   This is a screenshot from one of my clients workspaces. This section only shows the Lodgement Instructions and the Transfer, but there was also a Discharge of Mortgage and a Mortgage contained in the workspace. So I think it would be handy for when quickly reviewing a workspace to also see the other documents here, along with their status e.g. in preparation, prepared, signed etc.    It would also be good if once the documents are lodged with the Land Registry for the dealing number to be reflected here, to save flitting between screens for this info.     ... Last Thursday I had the privilege of attending Broome WA to present on all things PEXA to various people from their local Real Estate Industry. It was a great opportunity for me to provide information & updates to a broader market about E-conveyancing and WA's current industry transformation.    Along with PEXA, there were presentations from Sandy Wormald on the benefits of Title Insurance, and also from Carmel Accari from C-Solutions (Setts Plus), who gave insight into their new API practice management software integration with the PEXA platform. We also heard from the very hospitable Jennie & Graham Glasson who run Kimberley Property Settlements. Following the formalities was an industry sundowner at the beautiful Cable Beach Resort. Our last presenter for the night was Mother Nature, who put on an amazing show consisting of torrential rain and an incredible lightning display thanks to Cyclone Kelvin!   We received great feedback from those who attended and they seemed very appreciative to have received this type of industry event in their remote area.  Glad to have been involved in what was a great  night .                   ... I have noticed that the process of verifying and authorising a source line item after its been created can be sometimes missed/overlooked by people using PEXA. I think that this may be because creating a source line item is very similar to creating a destination line item, however the source line item has additional steps to be completed after its created which can be missed, whereas as a destination line item does not have these extra steps.    So I think it would be handy if the status of the source line item was more noticeable to the PEXA user, maybe in a different colour or in bold, to help differentiate when a source line item is either ready or not ready:-   ... Hi Courtenay, yes I believe that you can now pay Land Tax in PEXA via BPAY... You may have to contact OSR directly to obtain the biller details - I don't think they reflect this info on their Land Tax Assessments just yet. ... View more

When creating a third party beneficiary payment, the associated subscriber shows the legal entity name of the other practitioner in the workspace, however this is often different to their trading name. So the name is completely unfamiliar to the practitioner creating the payment and can create confusion as they normally only know the other Practitioner by their trading name. Perhaps this could be updated so that the trading name is reflected and not the legal entity name? ... View more

The feedback I have received on the new workspace file upload portal has been great and really positive.    A few practitioners have asked about the category options when uploading files into a workspace, as some of the categories aren't relevant here in WA. Perhaps state specific categories could be looked into?   For example Duties Form 62 (VIC) - to my knowledge  not used in WA  Principal Place of Residence Stat Dec - to my knowledge  not used in WA I have seen practitioners utilising the file upload portal to upload their vendors settlement statement in order to show the Mortgagee on Title the exact full proceeds figure to collect at settlement - however this doesn't fit into any of the current categories, so they selected "Statement of Adjustments" which was the closest fit.    @Lhyde8279 you have used the file upload portal on quite a few occasions, what do you think of the above and do you have any other suggestions or comments?  ...
