Is there still an issue with Stamp duty verification in Victoria? Stamp duty verification result is still showing as 'Not Verified' and you go into SRO and its all lodged, certified and 'Ready for Settlement'. I can't do anything as the cog wheel doesn't even show.  Please advise what I need to do here? ... View more

Acting for husband and wife with encumbered title

I am acting for both transferor and transferee and Westpac is the mortgagee / CT Controller.  Which one am I inviting if I am only adding the transferee to the title?  Is it CT controller only as I only need consent to add a transferee and no duties as its a spouse OR do I add the mortgagee as well?   If I add the CT controller what do they do?  Are they lodging OR am I lodging?  If I set up the workspace I'm the responsible subscriber and I invite the CT controller, what are they supposed to be doing?     ... Hi, I am licensed in Victoria but have a WA family friend who wants to do a love and affection transfer. Can I do this in Victoria or can I only do Victorian jurisdiction?  I don't want to attempt it unless it can be done.  I understand I would need to do duties online but via ROL WA.  Please advise thanks.. ... When adding in Purchasers Equity as a source of funds, the only options I have is my trust account.  If the customer is holding these funds in their own bank account, why can't I have the option to key in the customers bank account details? Is it because the mortgagee/bank holds authority on the customers account to draw shortfall funds from?  Please advise thanks. ... View more

I know it states 3 days clearance in the source account before settlement, but if a telegraphic transfer or RTGS transfer is made at 10:30am the day before settlement, then 4hrs later it should be in PEXA's source account?     Has anyone done a transfer to the PEXA souce account the day before settlement with no issues?  Just wondering how to get funds in for a settlement this Friday.  Customer's funds do not become available until Thursday morning and we dont have a trust account and obviously we are outside of the 3 day time limit so not sure what to do now as the other side have another settlement the following Monday so they can't even do a paper settlement :-(   Customer was advised funds would be available today, but banker got it wrong so now were stuck. Help! My mobile is damaged and I can't get into the phone to unpair the device from PingID. I downloaded the app onto another iphone but its asking for the QR scan or to manually enter the pairing key which I can't get as when I log into PEXA its asking for PING ID. How do I get PEXA to disable the multi authentication process so I can start the process again? As unpairing the mobile is not an option as I can no longer access the app on that mobile phone as its damaged.  I can't set up a new mobile OR on the desktop as PEXA access is waiting for a PING ID so I need to disable this so I can restart the authentication process from a new device/desktop.  Please help! @TJ wrote: Hi @Karla, PingID will be an option, it's the "pairing" step that ensures that you're verified, as you wouldn't have been able to pair without first logging into PEXA.
