Transmission Direct to Beneficiary (NSW) - 2 diffe...

Hi All,   I have instructions from an Executor to do a Transmission Direct to Beneficiary (TDB) to 6 beneficiaries pursuant to the Will. We have signed Client Authorisations for 5 of the 6 beneficiaries, however the other beneficiary has their own solicitor. Would you please advise if it is possible for there to be 2 Subscribers acting for beneficiaries in this scenario? Or do we need to act (and have signed Client Authorisations) for all 6 beneficiaries prior to doing the TDB? Any assistance appreciated.   Thank you, Vanessa Carter ... View more

Lodging Paper Lease (NSW) through PEXA

Hi All,   Could I please seek clarification on how fees are charged for lodging a paper Lease through PEXA (following steps on the PEXA Helpcard 'Paper Dealing/Dealing with Exception' (NSW)). Are they debited from the Subscriber's account as I note there is no financial settlement.    I am not lodging the Lease electronically through PEXA as the Lessor's mortgagee on title is already in process of doing a Standalone Consent to the paper Lease (organised prior to COVID-19 lockdown in July).    Thanks.  Vanessa     ... Withdrawal of Caveat Document Verification

Hi All,   I have a Transfer of a 1/2 share from the registered proprietor Wife to her Husband on PEXA. The Husband has a current Caveat on the title for his interest in the property. Will the Caveat be automatically withdrawn by LRS upon the registration of the Husband on title, or will a separate Withdrawal of Caveat document be required in the Documents screen prior to settlement.    Appreciate any clarification on this.   Thanks, Vanessa.   ... Hi @Marty ,   Could you please advise whether an acceptance of a change in time (not date) for settlement on PEXA is required by all parties? Or is it the case that if a settlement date has been accepted, a change in time can be unilaterally made by a party without the need for other parties to accept the change in time. This seemed to happen in a settlement we had yesterday (where the purchaser's solicitor changed the time from 2.30pm to 12pm and PEXA then seemed to accept that change).    Thanks, Vanessa ...
