Some of these links are only accessible if you're logged in to PEXA Community (NAB, Westpac, ANZ, CBA and Galilee). Is this intended? I'd like my conveyancing team to be able to access these checklists when they're doing settlements, but they don't have PEXA Community accounts. My previous comment from over six months ago still stands- can these checklists please be made accessible without having to login? ... View more

Notice of Acquisition- submission to authorities

We have just been advised by City West Water that from 1 March 2020 they will only accept Notices of Acquisition lodged through PEXA. Here is the wording of some of the email:     While City West Water has continued to accept Notices of Acquisition in multiple formats, from 1 March 2020 City West Water will only accept Notices of Acquisition lodged via an ELN in native format.   This means that the Notice of Acquisition must be sent to the City West Water in the same format created by the ELN – it cannot be changed in any way. This includes scanned copies, photocopies, photos of documents and any other format changes.   Please note that as of 1 March 2020 City West Water will not accept notices of acquisition that are submitted outside of an ELN. Any notices of acquisition received after this date that are not received via an ELN will be returned to you for re-submission.     I have two questions: 1. Some of the wording of their email seems to imply they will only accept NoAs received through PEXA, something which is not possible. Is the functionality for sending the NoA direct to the authorities something is being worked on? 2. The only way to fulfill their requirement for the NoA to be in the same format as on PEXA is to Print to PDF. This prints it with a Back button and URLs. Is there a possibility of having a direct PDF download like with the Settlement Completion Record in a more easily readable, more professional format? ... View more

Windows is offering extended security updates for Windows 7 Professional and Enterprise for up to three years for critical and important updates. Thank you so much for 'Katrina's Solution'! I just had yet another bank today send a Conversation to all Workspace participants regarding our client's loan. I send a note through the Feedback tab every time this happens, but it looks like restricting the bank's ability to message particular parties is the only way to stop them. ... View more

If both joint tenants are deceased, can we do just a Transmission, or do we have to do a Survivorship followed by a Transmission? I note on LUV's wesbite, the LPR guide (which related to the pre-PEXA paper forms) says that if both are deceased, you have to do a Transmission only. ... View more

Thank you for your reply Sonia, it's encouraging to hear that FI's are considering this issue and that this might be rectified shortly.   In our case, it was two law firms acting for smaller lenders who changed the settlement date, one acting for Mortgagee on Title and one acting for Incoming Mortgagee. We've had two instances of mortgagees changing the settlement date on PEXA without discussing this with the parties first. If a mortgagee can't meet the settlement date, this is something they need to communicate with the vendor or purchaser's representative about. The settlement date is set by the Contract of Sale and any changes to it need to be negotiated between the vendor and the purchaser.   I would suggest that in a Transfer workspace, that only the roles of Proprietor on Title and Incoming Proprietor should be allowed to change the settlement date.   I note that this has been brought up previously with no comment from PEXA: https://community.pexa.com.au/t5/Ideas-and-Suggestions/Banks-changing-settlement-date/m-p/10260#M628 ... Hi Jonathan,   The Notice of Acquisition prints with the 'Back' button and 'Help' and 'Feedback' tabs visible. I would definitely suggest having it generate a proper PDF of the Notice of Acquisition, like PEXA does with the Settlement Completion Record. As it is currently, this isn't enough of a professional-looking format for us to use to send to the Council and Water Authority. ... View more
