Security Reminder - Confirming client bank details

PEXA is aware of phishing attempts outside the PEXA platform where unknown parties are intercepting emails between practitioners and their clients and fraudulently changing customer bank details which may result in the unwitting misdirection of funds. While not specific to e-Conveyancing, PEXA urges all practitioners to take steps to reduce the risk of fraud. This includes verbally confirming bank account details with your clients before entering them into the settlement schedule (if completing the transaction electronically). It may not be sufficient to simply confirm with the client that they have sent you an email with their bank account details. It would be appropriate to read the bank account details out to your client, confirming that the information you have received is the same as what the client intended to send. The Law Institute of Victoria offers a practical guide covering cyber security which we would encourage you to read. In addition, The Queensland Law Society has also published a warning in relation to email scams. If you have any questions or concerns regarding an existing transaction, or guidance on how to stay safe online, please contact the PEXA Support Centre on 1300 084 515 or visit the security page on our website. This makes me so proud to work at PEXA and with our incredible members. @LawyersConveyancing wrote: I just want to say thank you and congratulations to Emily, Anna and TJ for having organised the event and ensuring it's success. It was so good to have the opportunity to actually meet with the Community members I have been sharing and sparring with, given that most of them are from interstate. The ice-breaking social event at Cork & Canvas was a brilliant idea, as was the discussion opportunity the next morning. I enjoyed the "frank exchanged of views" with Brett regarding the position of the banks on certain issues (I'll be pursuing those further in the Community Brett), and the opportunity to gain insight into the way others are operating and their hopes and expectations as PEXA and the e-conveyancing concept develops into the future. The most important takeaway for me was the confirmation that PEXA is an organisation that is genuine when it says that it wants to hear how practitioners are getting on and what problems they are experiencing. I post some pretty confronting stuff in this Community at times, pulling no punches when I feel that important matters have been overlooked or crucial procedures need tightening up. Rather than simply "moderate" or ignore difficult issues that may cause embarrassment or diminish confidence in PEXA, the Community management team (Emily, Anna and TJ ) actually consider the matters raised, determine how they might be dealt with and by whom, and take steps to have them addressed.  I would like to encourage all PEXA subscribers to take advantage of the PEXA Community as a resource that will provide good returns for the time invested in using it. The benefits  I have experienced are: 1. If my staff have a gripe about something associated with a PEXA transaction I can placate them by saying, "I'll post that in the Community and see what others say." Just knowing that there is an avenue for comments, complaints or sharing experiences is a morale booster. 2. I know that I'm not just a lonely voice throwing out rhetorical questions. All it takes is for one other Community member to add a "Like" to a comment or question, and I know that I am not alone and that someone else has had the same experience or feels the same way. "Likes" demonstrate that we are being listened to and that what we have to say actually matters. 3. The Community actually works! When I told my staff I was attending the Super Users Event they asked me to find out if anything was being done about some of the issues they had recently raised with me (as per 1. above). I spoke to members of the various development teams at PEXA and found that they were not only working on the issues, but in a few cases a timeline for completion and update could be given. Can't get much better than that! I am sure I speak on behalf of the rest of the Super Users when I say to Emily, Anna and TJ "WELL DONE!" And as one more suggestion for improvement, I would like to see one more badge added to Community honours, namely some kind of "Kustomer Kudos" badge (for want of a better tite), awarded to PEXA staff members who go above and beyond the call of duty in developing PEXA/Client relations. Hi @Express417,   Great question. In short, if the settlement date is on or after 1 March 2018 it needs to be completed electronically.    EDITED with further information: If the transfer of land/survivorship application form was signed prior to 1st March 2018 - it can be lodged in paper after 1st March 2018.     Thanks Jo ... Hi @kiernanc, Thanks for reaching out.  PEXA and Land Use Victoria  are currently targeting Release 7.1 for this functionality (scheduled for February 2018).  It's likely Land Use Victoria will update their transition to digital timetable at some point after that. Thanks Jo   ... View more

Developed by Property Exchange Australia Ltd (PEXA) in response to a Council of Australian Governments (COAG) initiative, PEXA is the first platform worldwide to allow for electronic property exchange and financial settlement.   In June 2013, PEXA launched into the market with the Commonwealth Bank of Australia and Land Victoria. At the time, PEXA CEO Marcus Price said: “This is an important milestone for PEXA on its way to creating a truly national property exchange. It’s the first in a sequence of installations planned for the next 12 months with our focus now on bringing the Queensland and Western Australian Land Registries and remaining major banks on board”.   Fast-forward four years and there are now 115 Financial Institutions and more than 4000 legal and conveyancing firms on-board, with in excess of $40b in property value having already been transacted through the platform; testament to the incredible efforts of the whole network.   In PEXA’s recent ‘This Digital Life’ podcast, Mr Tanner offered his view that all parties “should be constructively contributing to shaping the outcome rather than sitting on the sidelines”; a sentiment reflected across industry with the numerous peak bodies, government departments, early adopters and pioneering financial institutions all coming together to help define how property transactions are best handled in the digital age.     This collaboration hasn’t gone unnoticed. As Mr Tanner highlights: “It’s to the great credit of all the parties involved that so much progress has been made”.   To read more about each state’s progress towards a digital future for property transactions, click the relevant links below: VIC http://ow.ly/brsV30auJVo WA https://www0.landgate.wa.gov.au/about-us/publications-and-awards/bulletins-and-manuals/customer-information-bulletins/cib_2016/bulletin-no.-289-13-december-2016 NSW http://www.registrargeneral.nsw.gov.au/publications/conveyancing-rules/transition-timeline SA http://www.sa.gov.au/__data/assets/pdf_file/0006/282615/NTLP-196.pdf   ... Great work Luke - the future certainly is digital! Loved David's reference to 'Avo on Toast' :-) @Luke wrote: Exciting news, the digital innovation: adapt or die podcast is now ‘live’. You can listen to it via the PEXA Soundcloud page.   In this podcast, I interview former Tasmania Premier and digital futures expert, David Bartlett, about our digital future, the importance of business adapting to innovations (or risk becoming the next Blockbuster). David has some surprising predictions that are worth hearing.   I also spoke with Macpherson Kelley Principal Lawyer - Property and Construction - Sebastian Renato, who has led their transformation to online property transactions. Sebastian explains how the change was conducted and what results e-Conveyancing has delivered to Macpherson Kelley and their clients.   Notes: Interviewee David Bartlett mentions digital innovations need to be a two-way-system of communication and knowledge sharing. PEXA provides Australian legal and conveyancing firms with a free facility to achieve this through customer-facing app SettleMe. PEXA lawyers and conveyancers can offer this app to their customers, allowing them to gain valuable and timely insights into the sale or purchase of their property.   This Digital Life will be a monthly series. Next month, you’ll hear from former Victoria Premier, John Brumby, and former federal Finance Minister, Lindsay Tanner, who were both part of the COAG initiative to deliver online property transactions.   ... Well done @Hendeyi - we got great feedback from LIV on your contribution to the panel.   Also pleasing to see in the post event survey that the majority of attendees identified as PEXA subscribers. Of those that didn't, most pointed out they weren't property law specialists.   For anyone that wants to listen, you can hear Ian discuss PEXA and digital disruption as part of the LIVs 'Innovators changing the legal sector' podcast here.           ... Hi Patrick, Jurisdictional Registrar’s are working with PEXA to develop a road map to 100% digital.  This will include documents such as:   Change of name Survivorship Transmission Notice Lease Power of Attorney   In addition, PEXA will provide the capability for attachments such as pdf lease agreements or copies of documents such as Grant of Probate or Statutory Declaration to be lodged alongside documents.   While a timeline has not yet been finalised, discussions on the inclusion of these instruments is very much underway.   Hope this helps!
