At PEXA we understand the power of capturing feedback from our members but we also understand real value comes from taking action!  The feedback you provide is accessed in the moment by our team and we take great pride in how your voice is used to shape the platform. We're on the hunt for the most constructive or easily implemented suggestions to help improve the PEXA platform.   PEXA Promotion Terms – Open Day (‘Promotion’) The Promotion is conducted by Property Exchange Australia Limited A.B.N. 92 140 677 792 of Tower Four, Level 16, 727 Collins Street, Docklands, VIC 3008 (‘Promoter’). Hi @DMc, We do encourage members to be cautious with email communications and if you feel that anything you’ve received is suspicious, the best thing to do is to check in with the PEXA Support Team. That said, a bit of common sense can be exercised here too - after checking all the usual factors, the address the email has come from, the linked url, the content of the email and the action being requested - it's safe to  assume that subscribing to this email list is low risk. In addition to the subscription email, there was also a preliminary email introducing the Status Page.   It's important to note that PEXA will never send members a link to a login page via e-mail, we do however send other links via email directed to Community, news articles, landing pages, events and other locations. ... MSA have provided the following information and tips when completing a transfer as vendor or purchaser with them representing:    RAMS AdvantEdge  Bluestone MyState Macquarie Bank Bendigo and Adelaide Bank Medfin Judo Capital Auswide La Trobe BuyAssist Fox Symes   Transfer - Sale (Mortgagee on Title) How to initiate a Sale Request MSA requests that the practitioner sends the Discharge Authority directly to the Lenders. Note that the Lender is not part of the PEXA Workspace when MSA is acting on their behalf.     Lender Contact Details are noted below (subject to change without notice)    RAMS  - 13 RAMS (13 72 67) AdvantEdge - 03 8616 1000  Bluestone - 13 BLUE (2583) MyState – (03) 9415 4000 Macquarie Bank – (02) 8232 3333 Bendigo and Adelaide Bank – 1300 236 344 Medfin – 1300 728 718 Judo Capital – 13 58 36 Auswide – 1300 138 831 La Trobe – 13 80 10 BuyAssist – 1300 652 177 Fox Symes – 1300 666 144 PEXA Invitation Request MSA will accept an invitation on the same day. MSA is unable to accept the booking time and date until the Lender provides instructions.     Requested information to include in the PEXA invitation:    MSA Reference (if available)  Mortgagor Names  Lender Reference    Address of property Preferred Settlement times: (AEST/AEDT)   MSA’s preferred settlement time is 2pm onwards.    Settlement Date Acceptance MSA will accept the booking time and date upon receipt of the security packet from the Lender.    MSA requests at least the following business days' notice to book a settlement:    Three business days' notice to book a settlement for a RAMS Four business days’ notice to book for AdvantEdge  Five business days’ notices for other Lenders  Failure to meet the above timeframes may impact MSA’s ability to settle on the preferred settlement date and time.    MSA Payout Process Final Payout Figures are confirmed on the morning of settlement by 10am Please do not escalate unless final payouts are not in the PEXA workspace post 10am the day of settlement Surplus Funds MSA does not accept surplus funds. If you require surplus funds please contact the Lender directly prior to making a settlement booking.     Transfer - Purchase (Incoming Mortgagee) How to initiate a Purchase request: MSA will accept an invitation on thesame day. Transfer of Land (TOL) Please ensure the TOL document is prepared as soon as possible, preferably at the time of workspace creation, or at least 5 business days prior to settlement.    Please notify MSA if a change is made to the TOL as we will need to seek clarification from the Lender prior to proceeding to settlement. Funds Available for Settlement The source funds are uploaded to the PEXA workspace when all Lender requirements are satisfied in accordance with the Borrower’s Solicitor/Conveyancer letter.    Requirements before Booking Settlements All loan documents must have been received from the Lender before booking a settlement. Please refer to your individual initial letter for Lenders settlement requirements.    Once loan documents and requirements are received it will be processed by MSA within 24-48 hours.    Settlement Date Acceptance MSA will accept the time and date once all Lender requirements have been satisfied and Quality Assurance has been completed.   MSA requests at least 3 business days' notice to book a settlement. Failure to meet this timeframe may impact MSA’s ability to settle on the preferred settlement date and time.   Please note that if a settlement is cancelled or postponed after 12pm the day prior to settlement, or in instances where funding has been provided, then the cancellation fee of $165 (correct at time of publication) may be applied. This could also be applied for urgent requests.    Shortfall of Funds MSA does not hold authority to debit a borrowers account for shortfalls for lenders.    Please contact the borrower’s lender, broker or loanwriter to discuss available steps. If the borrower holds an existing account, please contact the lender to discuss further options. Loan Docs Please return all requirements (including the signed loan documents) as one parcel four (4) clear business days before settlement).    If you contact the paralegal directly via email please provide the PEXA workspace ID.   Day of Settlement MSA will sign off on the mortgage documents and lodgment instructions on the day of settlement. Lender Contact Details: ING Bank Bendigo and Adelaide Bank Resimac Limited Miscellaneous Lenders (see contact details on Discharge Authority)   PEXA Invitation Request Please ensure the PEXA invitation is sent as early as possible or at least 15 days prior to settlement Settlement days set shorter than 15 days may impact settlement times   Preferred Settlement times: (AEST/AEDT) Gadens preferred settlement time is 12pm onwards.   Settlement Date Acceptance The requested settlement date will not be accepted by Gadens until Gadens have received the instructions from the Lender. Please note:attaching the discharge authority to the workspace does not allow Gadens to formally accept the date unless instructions have been received. Where documents have not been received within 5 business days of settlement, Gadens may push the settlement date out.   Gadens Payout Process Gadens does not receive Indicative payout figures. Final Payout Figures are confirmed on the morning of settlement by 10am Please do not escalate unless final payouts are not in the PEXA workspace post 10am the day of settlement   Surplus Funds Gadens preference is for the practitioner to manage any surplus funds in PEXA   Transfer - Purchase (Incoming Mortgagee) How to initiate a Purchase request: Gadens will accept a workspace invitation once the lenders instructions have been confirmed. Gadens cannot accept settlement date and time until all documents have been received from the Lender.   When all documents have been received by Gadens, we require four business days to book in the settlement date and time. Gadens require the following details on the PEXA invitation: Gadens Reference (if available) Full name of the customer Security Address Loan number/ Application number Preferred Settlement Times (AEST/AEDT) Gadens preferred settlement time is 2pm onwards. Please note: On settlement day, Gadens requires lender funds to be cleared in their trust account to be able to verify for funds for settlement.   Transfer of Land (TOL) Please ensure the TOL document is prepared as soon as possible, preferably at the time of workspace creation, or at least 5 business days prior to settlement. Please notify Gadens if the TOL is changed, as we will need to seek clarification from the Lender prior to proceeding to settlement.   Funds Available for Settlement The source funds are uploaded to the PEXA workspace when all relevant loan documents have been signed, completed and returned to Gadens; together with all pre-settlement conditions being met.   Requirements before Booking Settlements All executed loan and mortgage documents must have been received before booking a settlement.   Refer to the initial letter for the Lenders settlement requirements.   Total Funds Required for Settlement Please provide total funds required for settlement as soon as possible or at least 2 days prior to settlement If the Customer has provided authority instructions, the account details will be updated in PEXA on the settlement date Gadens provide the total funds for settlement. PEXA Update December 2020: If a workspace is settling using the new Enhanced Settlement Summary (currently being rolled out via a phased deployment) TFRS will not be required. The alternative requirements are to agree funds due for settlement and select ready for shortfall or surplus. Gadens will be updating this checklist to reflect the new ESS process in early 2021.  Settlement Date Acceptance Gadens will accept the settlement date and time when all pre-settlement conditions have been met.   Gadens require at least four business days' notice to book a settlement. Failure to meet the above timeframes may impact Gadens’s ability to settle on the preferred settlement date and time.     Loan Proceeds Loan Proceeds will be finalised and confirmed by Gadens at least one hour prior to the scheduled settlement timeunless otherwise indicated. Note:Late receipt of documents, pre-settlement conditions and funds can impact this timeframe.   Shortfall of Funds Gadens may not hold authority to debit a borrowers account for shortfalls for lenders.    If the borrower holds an existing account, please contact their broker/lender to discuss further options.   Day of Settlement Please have your documents and your adjustments on the financial settlement schedule finalised and signed at least 4 hours before settlement. Any amendments made to the financial settlement schedule (post Gadens or practitioner adjustments being signed off) will result in Gadens needing to re-confirm loan proceeds available which could cause settlement delays. This week the e-Conveyancing Community turned 3!   A lot has happened in three years and Community has grown immensely. It now attracts over 25,000 Unique Visitors a month and 160,000 Page Views, has 7,059 members and is still growing everyday with over 150 new members joining in June!   It wouldn’t be what it is today without the help from everyone who uses it, the members who provide feedback, ask questions and the amazing collaborators who provide the answers.   A special shout-out to our Community Super Users who generate a whopping 17% of the content on Community with their posts, answers and discussion. Just confirming that the Source Account may only be used by Subscribers representing a purchaser. This has been outlined in PEXA's Service Charter (see section 2.4) and reiterated in the form generated in the Workspace when creating a source line item. Should members need to provide source funds in any other role, they will need to explore other options (for example, using a statutory trust account, having a client pay down their loan prior to settlement, etc). ... I think it's the Russians... Hehe no, not the Russians; addthis runs the social sharing buttons that pop up on the right hand panel of posts. It enables easy sharing of posts via email and social media platforms. Not many people use it but it's one of those nice to haves that hopefully make things easier for people when and if they do want to use it. ... View more

Hey @DMc,  Google Tag Manager is used for Community analytics, it enables us to see things like the number of Page Views and Unique Visitors we get. We use these and other things as a measure of the health of Community, it also helps us talk about the importance of Community to our Members, when presenting to our colleagues. Marketo is used to e-mail members and set up landing pages, if we include links to places like the Help Centre or the Webinar page in Community it helps us measure the effectiveness of those campaigns. For example, if we send out an e-mail to people and no-one clicks on the links, we know that we need to try something different. #iamwatching #iambigbrother ... View more
