I feel your frustration. I have dealt with them a few times and now I just won't book settlement before 2:30 pm as they will promise you it will be okay but they can never settle any earlier. If I were you, I would speak to the vendors representative and see if they would be kind enough to allow your clients access to the property to unload the moving van at least or the agent.   good luck ... This sometimes occurs when it is the business banking. I noticed that you really have to push them to get an answer and, after sending them a few conversations in the workspace, they replied. I have a similar one and underneath is the conversation I received from them in the workspace.   "Hi Team Thank you for the PEXA invitation. Please provide CHL (Home loan Application) number / Loan account number as we are unable to find client's application in our system. If this is a commercial application please advise so we can invite CBA BUSINESS BANK into the PEXA workspace on your behalf."   I am liaising with the banker to get the information required so, hopefully this will resolve the issue. We have a client selling one lot on a two lot title. I telephone the Victorian land registry service and was told that this can be done as a 'transfer with new title'. I tried to start the Duties Online form using only one of the lots and it came up as an error.   Has anyone had a similar experience and can assist me?   I hope that someone will assist. I hope that you got it all sorted with the bank. I agree that the banks seem to be in super slow motion but I always push the banker (not through PEXA) to provide an indicative figure at least 2 weeks out. CBA have always been able to do this for me but, sadly the other banks are not so co-operative. This will give you a good indication of how much shortfall there may be and I always ask the clients to put the funds into our trust account and add a bit extra and that way you will have more control. Hi Vivienne,   Any time you get a replacement title, it does have a new volume and folio number as they destroy (in theory) the old one, so, yes, it did have a different volume and folio. ... View more

I lodged the application on the 30/07/2019 through PEXA and rang the titles office on the 16/08/2019 as it was just still sitting there. The titles office informed me that there were requisitions. We received a letter from them on the 20/08/2019 and the only requisition was the fees as there is no facility in PEXA to pay. We sent the cheque the same day and received the new title on the 29/08/2019.  Just be aware that after you lodge that you will need to get the dealing number and either wait for the requisition with the fees and send a cheque (they don't have facility to pay by EFT either). Bottom line is, allow about a month from lodgment to receiving the title and don't forget to telephone the titles office to get them to send the requisition as soon as possible. I know in VIC that rural properties that have deductible claims, we had to claim after settlement directly with SRO, this worked but you need to make your client aware that they will have to pay the full stamp duty and then you can claim a refund. Not ideal but until it is sorted, this is the only way. Good luck. ... View more

I have had the same issue with a few different banks and to solve it, I prepare a 'proposed' transfer with the old paper form and send that to them, they seem to accept that with no issues, good luck. ... View more

If you are acting for the vendor, purchaser and mortgagee then you need to ensure that all parties are listed in your workspace. You then can switch between the parties to complete necessary things. When you complete the lodgement instructions, you can request a paper title be issued to you to hold on behalf of the mortgagee. ... View more

I also attended the open day on the 9th August and, even though I didn't get star treatment like the lucky ones from QLD, I had a fantastic day. I traveled from Shepparton down and the weather was atrocious but the day made it all worth while. All the staff at PEXA were amazing and I got to meet our support person Jeff Wulfsohn (he is terrific and has the patience of a saint as I often call him about issue that I have). It was very informative and seeing where the 'magic' happens was an eye opener. I would highly recommend anyone thinking about attending any future open days to go, you will be amazed. I met people from QLD and NSW that had flown in and everyone was friendly and warm and the food was terrifice. Thanks and congratulations to the QLD crew. ... View more

Well, good news, we received the requisition today and they are just wanting the contribution to the consolidation fund. I am sending a cheque today so we should receive the title back next week. For everyone's information, the DELWP is hoping to work something better out through PEXA rather than have to hold the process up and write out a requisition for the funds. I thought the money would have been debited from our account but, apparently they do not have that capability.   Thanks for all the support.  ... View more

Hi Allison, I have completed my first lost title application, just waiting on Land Registry to complete. I think you would need 2 workspaces. You would need to do the lost title application then the ALP afterwards.  I opened the workspace as proprietor on title with no financial settlement, did all the usual then in the documents page there is a dropdown to application for lost title. You will also need to upload the following in support: 1. Statutory declaration from the owners 2. Last issue search 3. Statutory declaration from any other person involved that may have had the title 4. Application for lost title 5. Agents appraisal as to the value of the property 6. Copy of fairly recent rates showing the value of the property. You need to link these and then you can sign and lodge. I don't know how long it takes as I lodged mine on the 30/07/2019 and the summary says it is lodged but not completed. Hopefully it won't take much longer and I will let you know once it has been completed.  Good luck ... View more
