Hi @DMc,   At the moment, the digital certificate cannot be changed or transferred. If this changes, we will be sure to let you know.   The hard coding of the signature itself is indeed contained within the SIM contained in the token. The USB reader then allows this to be easily read by your PC. In the event the USB casing encounters issues, a replacement can be organised.   Virtual environments are not a part of our SOE, but we do have a number of practitioners who have enabled their use by ensuring that the setup allows for USB redirection into the virtual environment.    Hope this helps! Hi Joanna,   These errors on the NSW Stamp Duty are usually very easy to rectify. Your first point of call should be the   NSW OSR E-Conveyancing Error Resolution Guide   which outlines all the possible errors for NSW duties, and contains easy to follow steps to resolve any discrepancies (usually by completing the   E-Conveyancing Error Resolution Form).   Alternatively, you can call the NSW OSR E-Conveyancing Team on  1300 208 528  and they will be happy to look into this one with you. Once they confirm that it matches on their side, you can then click the Action Wheel on the stamp duty page in PEXA, and select Verify Duty. "Certificate cannot be found" error when signing

When signing documents or settlements, users can sometimes receive an error of "Certificate cannot be found".   This is generally a pretty easy fix - please have a read of the below check points, as these will probably rectify the issue!   Is the digital certificate plugged into the computer? If so, are the green lights on back of the token/USB lit up? If not, check to see if another USB port for your computer enables these lights. They should be on solidly (not flashing). Have you set up your computer to sign by installing the necessary software? This is done by following the steps on our installation page found here. Is the certificate plugged into the PC definitely the certificate that was issued to you? Check to make sure that the USB plugged in is your certificate (not one issued to any other person in your company). Are you signed into your profile on PEXA? Check to make sure that you are not logged in as another user - we never recommend sharing PEXA accounts. Is the certificate being read by the computer?  Check this by Navigating to Start Menu > All Programs > Charismathics > Smart Security Interface > "Registration" tab Click Register and make sure the program displays a Registration successful message Is the name on your PEXA profile exactly the same as your digital certificate? If your digital certificate was ordered with (or without) your middle name, or a preferred name, your PEXA profile must be changed to match. If you need to change your name to match your certificate, this is done via clicking your name in the top left > profile settings Once you edit your name, log out of PEXA and log back in and try signing once more.   If these steps don't rectify the error, please give support a call on 1300 084 515 and we can assist you through some further checks! ... Hi Damien,   No, once your old certificate expires, it is considered null and does not need to be removed from the certificate store to be able to sign with your new digicert. You can remove if it you like, but it is not necessary.   Thanks Georgina ... View more

Hi Damien,   I believe this issue is stemming from the fact that your computer is trying to sign with the newest certificate that is "recognised". This is because certificates plugged into a computer are cached within the certificate store of your PC.   To rectify this, we need to remove any reference to your new certificate within the store, to allow you to sign with the old one.   Open your Start Menu, and search and open the program called Run. In the box, type in certmgr.msc. Open the folder called Personal, and remove the NEW certificate (expiring June 1, 2021). Try and again sign, and you should be successful.   Thanks! Georgina   ... Hello all,   Just providing an update on the above issue. I mentioned that a fix for this defect where the "Create Transfer Document" task appearing was due for release in the first weekend of March. The release has now been pushed out slightly, and release 7.1.1 is now scheduled for Saturday the 10th March.   Because of this, you may still see this issue intermittently over the course of this week.  Hi Ronen,   This "Microsoft Smart Card Provider" window is actually due to some missing software on your PC when you are trying to sign. This causes the box to keep asking for the PIN over and over, even if it's the one that has been sent to you.   To rectify this, you just need to ensure that the computer you are using to sign has been set up by following the instructions on this installation page. Scroll down and find your combination (Windows and Google Chrome or Internet Explorer), and follow the applicable steps. As many if you may be aware, PEXA 7.1 was released on the 5th of Feb. This release brought about a number of changes and new functionality to the PEXA platform, but unfortunately also caused a defect on the Workspace Summary page which is causing a bit of confusion for our users.   When accessing your transfer workspace, you may see a task on your summary page to "Create Transfer Document", even when this has already been completed:   If you are unsure as to whether this task is actually outstanding, please firstly visit your Documents page. If a transfer is included in the lodgement case like the below example (whether it be Prepared, or In Preparation), please disregard this task. Only if you do not see a Transfer in this list should you proceed with clicking on this task and creating the transfer of land document in your workspace. A fix for this issue has been prioritised, and is due to be rectified in release 7.1.1 (to be deployed the first weekend of March). Hi Joelle,   Just wanted to clarify a couple of things on the nomination change you mentioned. This change was actually made as part of release 7.0 in November last year. It's definitely a great step to making the PEXA workspace easier, however, please also keep in mind that the nomination is only no longer required if the title is electronic and controlled by the discharging mortgagee.   Thanks! Hi Karla,   Thanks for your email regarding this issue. I think that this issue may actually be a recent defect, which has eventuated as part of our 7.1 release this weekend. This causes the issue that you are seeing on your dashboard where your tally shows as "8", however only displays 5 of these matters.   While the underlying issue is investigated, you can still always search for your files by either using the search function at the top of your screen, or by using the filters on the columns (the little dark grey triangles at the top of the column header).   We hope to be able to update you further once a code fix has been implemented to fix the problem.   Thanks! Hi Christine,   It looks like you have marked this title as a “Parent” title. If a title is marked as parent in a workspace, it cannot be transacted upon on it’s own. It would need “Child” titles added to the workspace to then be part of your lodgement case. If there are not "child" titles that are to be added, you will need to remove the incorrect "parent" flag from your workspace.    This is done by navigating to your land title screen, selecting "Add Title" and re-adding the same volume and folio.   Thanks! Hi Jasmine,   If a Victorian CT has been issued in the incorrect format after your lodgement is completed, you can absolutely convert back to paper if required.   This process is done directly with the Victorian LTO, and you will need to complete their document titled "Application to convert an Electronic Certificate of Title to a Paper Certificate of Title". Hi Damien!   We do currently support signing in Firefox up to version 57. We have all of the applicable downloads on our installation page, which can be found here.   If you are using Firefox 52 or above, there are three installations that need to be completed, then PEXA Support need to "switch on" Firefox signing for you. If you'd like this done, give us a call on 1300 084 515 or send us an email and we can get this organised ASAP. If you are using Firefox 51 or below, this call isn't necessary. Recently, Mozilla have released a new version of their Firefox browser (version 57.0), called Quantum. The changes made in this   update are significant, and includes changes to how the browser works with installations on your computer used to support signing in PEXA.  This includes Java, and some add-ons from the Firefox Store, which are no longer compatible. This means that if you have previously used Mozilla Firefox when signing in PEXA, and are now using version 57.0 or above, you will not be able to sign. Click here to check what version you are using. Our IT team are working on updating our programs/add-ons to be compatible with this new browser, but in the interim, you will need to sign using another browser (Google Chrome or Internet Explorer). To get your new browser set up to sign, please visit this page and follow the steps for the alternative browser you have chosen. We will keep you updated with the progress of signing in this new version of Mozilla Firefox. Hi,   Thanks for your question! A workspace can be easily marked as an Express Refinance by the Incoming Mortgagee involved in the workspace.   You would first navigate to the Fee Schedule page in the workspace, and check the box that says "PEXA Service Fee for Discharge to be paid by Incoming Mortgagee". When you check this box, it will display a message as follows: "Some refinance transactions may require the Incoming Mortgagee to pay the PEXA Service Fee for the Discharge of Mortgage.  Please confirm you are willing to pay this fee and have the workspace marked as an 'Express Refinance'."    Select Confirm, and this workspace is now marked as an Express Refinance.    Please feel free to give our Support Team a call on 1300 084 515 if you need any further help!   Thanks Georgina ...
