Tips, tricks and advice for PEXA members settling digitally during the current COVID-19 situation   Hi Community,   As the global Coronavirus (COVID-19) outbreak continues to evolve, I wanted to reassure you that PEXA stands firmly with you, the broader community and our citizens in delivering a safe, efficient and reliable property settlement experience.   This cannot be underestimated as we face unprecedented global social and economic dislocation.   In support of our community, effective this week all PEXA teams began working remotely and face-to-face member meetings were replaced with a virtual solution, ensuring we assist in flattening the curve. I’m pleased to report that this has been a positive transition with no impact to members and the wider community in the property settlement process.  As PEXA is a web-based platform, members can be confident their property transactions will continue uninterrupted.   This is a new experience for many of us and we’re here to assist wherever we can, beginning with the following tips from industry, including our regulator, ARNECC:   Verification of Identity (VOI) & Client Authorisation Form (CAF) ARNECC has released its statement for completing VOIs and CAFs during COVID-19, noting face-to-face verification is not mandatory with ARNECC stating “Subscribers might like to consider using video technology as part of the verification of identity process”. Click here to read ARNECC’s full statement. Please also note that VOI appointments remain available via Australia Post, ZipID and ID Secure.    PEXA Key While you’re working remotely and limiting face-to-face client meetings, bank and trust account details can be communicated safely via the free PEXA Key app, removing the need to use email, mitigating any risk of succumbing to email phishing attacks.  It provides your business with an extra layer of security when communicating critical bank and trust details while also allowing homebuyers and sellers to track their settlement via their phone. We are no doubt all hearing and reading about the increasing prevalence of cyber phishing attacks worldwide and we encourage you to use tools like PEXA Key to keep client property transactions safe.    Digital Certificates – are you using a different computer or laptop as a result of remote working?  If you’re using a new or different laptop to sign in PEXA, you will need to download and install the digital signing software. Members using Mac computers, please note that the signing software is not yet compatible with their latest operating system, Catalina. For other Mac operating systems, please follow the instructions in this link. Please remember to keep your Digital Certificate stored safely when not in use.   Support Services – we’re here to help  While there is so much uncertainty at the moment, we’re committed to being that little bit of stability in your day. Hi Community,   The end of daylight savings is approaching (5 April 2020), and the RBA has issued its changes to RITS (Reserve Bank Information & Transfer System) session times.   As a result, settlement slots in New South Wales will be return to 5:30pm AEST (reduced from 6:30pm).   For our members in WA, settlement rebooking cut-off time will return to 2pm AWST (from 1pm).   Breakdown of settlement hour changes and impacted states from 5 April 2020 to 6 October 2020:   State Times NSW 9:30am – 5:30pm AEST (settlement rebooking cut-off time is 4pm AEST) WA 8:30am-3:30pm AWST (settlement rebooking cut-off time is 2pm AWST)   Cheers   Aoife ... Update from Glenn King, PEXA CEO One of the many benefits of a digitised property settlement process is the flexibility it provides in how we work – not just for us here at PEXA, but importantly for our members too.   This week, as a precautionary measure, the PEXA team invoked its business continuity plan with all teams working remotely for a day to ensure that no matter what the circumstance, property transactions continue to settle safely and successfully, at the standard you’ve come to know and expect from us.   We’re pleased to report that our member support service levels remained exceptionally high, with the platform preserving its 100% availability and more that 90% of calls into the Support Centre answered within 60 seconds. In short, if people do need to work remotely for extended periods, you have our assurance that property transactions can continue to settle successfully via PEXA.   One of the greatest benefits PEXA provides is the flexibility for network participants to continue acting on behalf of their clients from anywhere with internet access, giving members the option to avoid settlement rooms and other high density areas. We’re also offering our people the opportunity to work remotely. On Monday 10 February 2020, Landgate released updates to the electronic mortgage form. Landgate has advised us of the following in relation to this change:   “Landgate has updated the format of the electronic mortgage form approved by the Registrar of Titles.   The updated and approved form has some slight variations in formatting to the national mortgage form.   When using the form, parties should ensure any counterpart mortgage complies with the Transfer of Land Act 1893, Section 105 and Section 4(1CA) and the Transfer of Land Regulations 2004 (the Regulations).   Information on immaterial differences between counterparts is available in Part 2, Section 3A of the Regulations .   If you have any questions, please email: dealings@landgate.wa.gov.au ”   Kind regards Aoife ...   Hi Community,   CBA is currently experiencing internal system issues which is resulting in delays to their Workspace signing.   Until the issue is resolved, signing by CBA will be delayed. It’s important to note that this does not impact payments in progress and should not affect Workspaces already signed by CBA.   Please note: CBA are experiencing signing issues, all other participants should be able to sign. Hi Community,   PEXA is aware of a payment file response issue impacting ANZ transactions. If your Workspace is impacted and has commenced settling, it will likely remain in a status of 'Ready_Settling' or 'Completed_Disbursing' for longer than usual until the underlying issue is resolved.
