Hi Cate,   The PEXA transaction service fee for a Caveat (without financial settlement) is $16.39 (single title).   Agree @SarKlar  and @GMW  these are excellent suggestions and we have passed them onto the Banks. There are some encouraging innovations in this area; as you've noted in recent times some banks have moved their DAs online recognising the benefits of reducing reliance on paper processes and the increasing prevalence of digital mortgages (electronic documents signed digitally or through internet banking) might be seen as a precursor to further improvements to the discharge experience for all parties involved.  Thanks and please continue to post your ideas, suggestions, concerns here as well as using the 'feedback' tab in the workspace.    Kate.  ... Hi Jackio,    Thanks for your post. As per the Transfer Guidelines, Banks are required to provide an indicative payout figure 16 business hours before settlement and a final payout figure by 10am on day of settlement. They receive weekly reporting on how wel they have aligned to this requirement. @France , thanks for your post and I am sorry that you had a less than optimal settlement experience. There are a number of channels through which to provide feedback, both general and workspace-specific:    1. In each Workspace there is a persistent "Feedback" tab on the right-hand side, use this to provide feedback at any point as the settlement progresses, your feedback will reviewed and actioned.  2. At the end of some settlements a survey will be presented, we encourage you to use this to rate the performance of other participants and provide feedback. Banks receive ratings and feedback in monthly reporting and they use it to plan and prioritise their improvement initiatives.   We're always looking for ways to improve the settlement process, please feel free to DM me for further follow-up.    Kate.  ...   We understand your frustrations in relation to tasks not being completed in time for settlements to take place at the date and time agreed by all Parties.   Industry Transfer Guidelines require all Parties to meet timeframes in relation to completion of workspace tasks. Banks are required to enter indicative Payout figures 2 days before settlement and Loan Proceeds 5 days from Settlement. Banks are provided with regular reporting on their adherence to these and other Industry Guidelines and have used, and continue to use this information to drive improvements in their processes, systems and training.   Practitioners are encouraged to provide feedback on Bank performance in specific workspaces via the workspace survey and using the Feedback tool in the workspace. This feedback is received by Banks and an increasing number of Banks are reaching out to Practitioners to follow-up.   Recognising that a standard transfer requires timely completion by all four parties of time-critical, interdependent tasks, PEXA is working with the major banks to roll out new tools to assist with workflow management and is introducing a new FSS Summary that assists with orchestration of the tasks required to effect financial settlement. Further work is planned to build guidelines into the workspace to provide greater transparency for all Parties to see what needs to be done when, to meet settlement.   So please keep the feedback in workspaces coming as the Banks do receive and use it, please know that performance is monitored and guideline adherence is taken very seriously and look for more information posted here on Community about new system functionality designed to improve the settlement experience for all Parties.   Thanks,    Kate.    ... Thanks for your post @gmathews  and we’re sorry you have had such a frustrating experience. Your PDS will reach out to you in relation to this particular workspace and your feedback has been provided to NAB.  The experience you’ve described is not acceptable to any Bank and they are working to improve their performance as described here by Westpac and here by NAB. Overall performance in workspaces has improved as indicated by the average Practitioner satisfaction ratings of Banks increasing from 6.8 in November 2018 to 8.2 as at July 2019.  Banks are provided with weekly performance metrics against key guidelines and they use this data to identify areas for improvement.  There is absolutely  more work to be done to improve the digital settlement experience so please continue to post feedback here or via the “Feedback” tab in the workspace. ... It would be great if you could post some suggestions below for what Consent Guidelines might include. Hi @karzkeenan    Yes Refinances with these additional requirements are routinely done on PEXA.   Thanks Vanessa.    We are always keen to get suggestions on how to make the Refinance process more efficient.  Can you provide some more information, perhaps an example, of the current issue?  I understand it as: A new Lender provides finance on the condition that specific existing loans are paid out. Currently, all the new Lender can see in the FSS is loan payout amount/s, but no details as to the accounts to which the funds will be directed. Therefore, they can't ensure the conditions of the loan have been met.  There maybe some privacy issues in relation to making account details from an OFI visible to a new Lender in a workspace, but with your confirmation that I have understood the requirement/scenario, we'll provide feedback on feasibility of the change you've suggested.  @IsaacK  @AvinaAl  Thanks,  Kate.  ... Hi @Ron   Only a PEXA Subscriber can hold control of an electronic certificate of title, so a Financial Institution, their representative or a Practitioner. Control of an eCT can be passed between PEXA Subscribers within PEXA. There is no mechanism to allow a Proprietor (Customer) to hold control however a Practitioner can hold control on their behalf. Concern about lost paper CT's was one of the motivating factors behind Land Use Victoria's bulk conversion of certificates of title to electronic (where a bank is a mortgagee on the title back) in 2016, the question of how to deal with remaining pCT's is under consideration.    Thanks,    Kate.  ...
