To assist you in completing a standalone transfer with financial settlement in PEXA as an Incoming Proprietor, we’ve provided the following guidelines and instructions.

Before you start a transfer, ensure you have the following client information on hand:
To join a new Workspace, you can either Create a New Workspace, or Accept a Workspace Invitation.
If you have received a Workspace invitation, you can accpet the invitation to join the Workspace.
After the Land Title is successfully validated, the Land Registry returns the land title details (including proprietors on title, any existing caveat or mortgage details). Review this data to ensure the property you are transacting on is correct.
Ensure you have the following client information on hand when creating a party: date of birth, current and future addresses, payment details for outgoings.
Note: Addresses are required for your Workspace to progress to Settlement. You may add it now or later, but it must be included.
If you have joined the Workspace via an invitation, you can skip this step.
Note: It is important to include any relevant information in the notes section for the other party.
When creating a transfer in Victoria, a Notice of Acquisition is still required to be sent to the local council, water authority and owners corporate (if applicable) after settlement. Simply print to PDF and then email/post to the relevant parties.
Ensure all addresses are completed in each of the documents.
Note: The Notice of Acquisition is still required to be printed from PEXA and sent to local council and the water authority once settlement has occurred. Refer to this article for more information.
You will only be able to complete stamp duty once the documents have moved to Prepared status and the duties form has been signed by all parties.
Note: You must complete Stamp Duty online outside PEXA using Duties Online www.sro.vic.gov.au/dutiesonline.
In this step, you complete the source and destinations funds, payment and adjustments details, and verify source line items.
